How to Apply for a Suite
Your application may be submitted in the following ways:
- By applying online through this website
- By leaving a completed application with the resident manager
- By leaving a completed application at our head office located at 274 Osborne St. North, just south of the Winnipeg Art Gallery
- ALL OCCUPANTS OF A SUITE OF LEGAL AGE (OVER 18) MUST SUBMIT AN APPLICATION WITH THEIR INFORMATION
No security deposit is required during the application phase. A deposit will need to be paid once the application is approved before entering into the tenancy agreement.
In Manitoba, security deposit is one half the first month’s rent. In payment of this rental deposit – we accept cheques, money orders or e-transfer via deposit@sussexrealty.ca, with a note: SD for (the address you currently applying for).
Please NOTE: All forms of payment must include the name of the applicant and the full address for which you have been approved for.
Once we have received your application and supporting documents (see below), it will take 24-72 hours to process and make a decision on the application. In peak season or with multiple applications, we may need a longer time. You will be notified if a final decision has been made on the application.
Supporting Documents Required for Rental Applications
Confirmation of Employment must be submitted with the application.
Acceptable forms of confirmation of income include:
- Two recent pay statements OR a letter of employment that includes position, start date, and salary on company letterhead and signed by a company manager.
Government Issued photo ID must be submitted with the application
Acceptable forms of ID include:
- Driver’s license
- Passport
- Other government-issued photo identification
Hints for a Quick Response on Rental Applications
- Fill out all applicable information on the application form and ensure you’ve signed the application form, which allows us to conduct a personal investigation.
- Include a phone number where you may be reached during office hours, which are Monday – Friday, 8:30 am – 4:30 pm; a voicemail if you’re not available during those hours is important.
- If you have been working at your place of employment for six months or less – you need a guarantor.
- If you earn less than 3 times the amount of rent on the suite you are applying for (this includes EIA participants) – you need a guarantor. (Eg. The rent on the suite you are applying for is $700/mth; your income must be at least $2,100 gross, monthly).
